These businesses often have the technical capability, but limited exposure to how development finance, lender requirements and exit strategies operate in practice.

 

Our role is to bridge construction expertise and development funding.

• Explain how development finance works, including cost appraisals, drawdowns and lender controls

Position construction experience so lenders can properly assess and underwrite risk

Introduce appropriate development finance providers

Recommend solicitors and professional advisers familiar with development funding

Work through exit strategies from the outset

We work only with commercially proven operators with a defined scheme and exit strategy.

We do not support speculative or poorly structured projects.

 

Development exits

 

For all development-led transactions, the exit strategy is considered from the outset.

 

This may include:

Sale of completed units

Refinance onto buy-to-let or holiday-let funding

• Portfolio-level restructuring following stabilisation

 

Where appropriate, we introduce exit lenders and help position the scheme so the transition from development finance to longer-term funding is clear, credible and executable.
